My Casa

Your Home’s Structure
Replacement value to rebuild your home's structure in Mexico in case of fire, explosion, water damage, vandalism, falling trees, and more. No deductible.

Debris Removal
Covers the demolition and removal of debris from your home as well as clean up costs. No deductible.

Loss of Use
Also known as Extraordinary Expenses. If your home in Mexico is not liveable, this pays for a hotel or rental, moving costs and storage for your belongings for up to three months. No deductible. (Note that for rental properties, this coverage is called 'Loss of Rents' and it is not available on our policies at this time.)

Accidental Glass Breakage
Covers glass windows, doors, mirrors and glass or acrylic domes in case of accidental breakage and vandalism. Includes glass installation. Deductible: $1000 Pesos (~US $50).

Loss of Rents (Optional)
If your home is not livable, this pays loss of rental income for up to 3 months. A rental contract is required. No deductible.

My Things

Belongings Inside the Home
Replacement value for personal belongings such as clothing and furniture in case of fire, explosion, vandalism, and more. Includes jewelry, art and other valuables up to a limit. (See quote page for the limit.) No deductible.

Theft Inside the Home
Replacement value for theft with signs of force of personal belongings inside your home or private backyard. Includes jewelry, valuables, electronics up to a limit. (See quote page for limits.) No deductible.

Appliances and Electronics (Optional)
Coverage for home appliances and electric equipment damaged due to short circuits, defects or misuse. No deductible.

Refrigerator Contents
Covers perishable contents inside the refrigerator due to a covered loss. No deductible.

Coverage on the Go (Optional)
Adds coverage for robbery of personal belongings while you're on the go. Includes travel assistance, 10% additional payment in case of theft inside your home. No deductible.

My Well-being

Family Liability
Covers damages and injuries to others that occured on your property in Mexico. Includes legal expenses of up to 50% of the liability limit. No deductible.

Domestic Liability
Covers both injuries to domestic workers inside your home in Mexico as well as damages caused by domestic workers. No deductible.

Personal Accidents Inside the Home
Reimbursement of medical payments or in case of accidental death. Deductible: $1000 Pesos (~US $50)

Home Assistance
Covers emergencies such as plumbing, electric, locksmith and broken glass. Two events per year with a limit. (See quote page for limit.) Includes legal assistance.

I Feel Good (Optional)
Covers accidents outside the home and funeral expenses for the policyholder, spouse and children. Deductible: $1000 Pesos (~US $50). Includes medical assistance, and dental services.

Catastrophic Coverages

Earthquake and Volcanic Eruption (Optional)
Covers damages to your home and belongings in Mexico caused by an earthquake and/or volcanic eruption. Deductibles and coinsurance apply to the structure, belongings, Debris Removal and Loss of Use.

Hydro-meteorological Events (Optional)
Covers damages to your home and belongings in case of a hurricane, windstorm, flood, tidal wave, and more. Deductibles and coinsurance apply to the structure, belongings, Debris Removal and Loss of Use.

What Isn't Covered?

Land
The land the home is built on is not covered.

Wear and tear
Normal use and lack of maintenance are not covered.

Gradual damages
Such as pests, leaks, mold, rust, corrosion, erosion, etc.

Motorized vehicles
Motorized vehicles require their own Mexican auto policy.

Theft without force
Signs of force must be present for theft coverage to apply.

Why do I need homeowners insurance?
A homeowners policy will protect your investment in Mexico and your peace of mind. In addition to covering your home and belongings, a homeowners policy protects you in case someone is injured in your home or in case you cause damage to others.
What does Mexican homeowners insurance cover?

Homeowners insurance generally covers sudden losses and damages to your home and personal belongings. Examples of sudden losses include:

  • Fire and explosion
  • Water damage
  • Vandalism
  • Fallen trees
  • Theft by force
  • Earthquakes/Volcanic Eruption (optional)
  • Hydro-meteorological events such as hurricanes, floods, and windstorm (optional)

Homeowners policies also include liability to pay for damages to others such as injuries and dog bites if you are found to be at fault.

The policy offers debris removal and loss of use coverages. Loss of use includes coverage for a rental or hotel in case your home is not livable as well as storage for belongings.

Home emergency assistance is available in case you are locked out of your home or there is an electrical, plumbing or broken glass emergency.

What types of homes are covered?

Baja Bound offers coverage on single family homes, condos, townhouses, and apartments. Call us if you'd like to cover another type of home and we'd be happy to look into coverage for you.

We do not offer coverage on 5th wheel trailers (or other types of trailers with wheels used as homes) under our homeowners policies, but we may be able to help you with coverage under our auto insurance policies. Feel free to contact us.

Do you offer coverage if my home is rented to others?

Our homeowners policies offer coverage on short and long term rental properties. A rental contract is required in case of a claim.

The coverage includes:

  • Damages to your home's structure and belongings if the renters are at fault.
  • Landlord Civil Liability for accidents suffered by the renters in the home if you are found to be at fault. Subject to a coverage limit.
  • Theft of your personal belongings by renters up to a limit. Subject to a coverage limit and deductible.
  • Limited coverage for your guests' belongings.

Optional Loss of Rents coverage is available to cover up to 3 months of loss of rental income due to a covered loss.

Important: Our short/long term rental coverage is generally for family use, not business use. If you are in the business of renting properties, our policy may not offer all the coverages a business would require.

What are the deductibles?

Most of HDI's coverages do not have deductibles. Here is a list of those coverages:

  • Damages to your home's structure

The coverages with deductibles include:

  • Accidental glass breakage

  • Earthquake and volcanic eruption, if applicable
  • Hydro-meteorological events, if applicable
  • Short term rental property coverages, if applicable

Earthquake and volcanic eruption and hydro-meteorological events coverages also include coinsurance in addition to deductibles. Both the deductible and coinsurance apply to the structure, belongings, Debris Removal and Loss of Use.

How do I find the replacement value of my home’s structure?

The replacement value for a home's structure is the amount it would cost for materials and labor to rebuild your home. This value does not include the land, therefore it isn't the real estate value.

Baja Bound provides a structure value estimator during our quote process. It's important to know that this is only an estimate and the value should be increased or decreased accordingly.

How to find the most accurate value? Consider asking your real estate agent if they can provide an estimate. Builders and contractors are also great resources to help find the replacement value.

How do I find the replacement value of my belongings?

It’s recommended to create a home inventory. A home inventory will help you organize the estimated replacement values of your belongings. It's also ideal to have an inventory in case of a claim since it makes the claims process easier and faster. Most people have no idea how much they own, so a home inventory helps significantly.

There are many home inventory apps available online. Photos and videos of your belongings can be easily stored on your phone and in the cloud.

Note that in case of a claim, proof of ownership in the form of receipts/invoices and/or photos will be requested by the insurance company.

I own valuables such as jewelry and art. Are they covered for theft?

Our policy offers coverage on valuables such as jewelry, watches, art, antiques, collections, rugs, and silver items up to 500 UMA ( ~US $2700)* each item or set. Electronics, appliances and sporting goods, and fixed installations such a solar panels, etc. are covered up to 750 UMA (~US $4100)*. For higher priced valuables (those over the coverage limits stated on the quote page) special coverage may be requested from the insurance company, but it is not guaranteed. Valuables must be submitted to HDI for approval before the policy may be issued.

In case of a claim, the HDI Seguros will require invoices or receipts as proof of ownership.

What is UMA? UMA is Mexico's Unit of Update and Measure.

What is the difference between replacement value and actual cash value?

Replacement value means that your damaged property will be replaced with property of like kind without including depreciation.

Actual cash value means that depreciation would be included.

HDI Seguros offers replacement value on all losses except for damages to electronics and appliances that are over 3 years old under the optional Electronics & Appliances coverage.

Is there a penalty if I accidentally under-insure my home?
Luckily, no. Our policies are first risk, (aka first loss) which means it will pay up to the limit stated on the policy even if your home is under-insured.
What isn't covered under a homeowner’s policy?

Generally, these are not covered under a homeowners policy:

  • The land your home was built on
  • Motorized vehicles
  • Gradual damages such as mold, rust, pests, leaks, erosion
  • Normal wear and tear
  • Smoke or soot from chimneys
  • Theft without force
Will my policy be in English?
Yes. In addition to the official policy in Spanish, we offer a courtesy English translation of your policy. We also provide a courtesy translation of the policy's Conditions. The Spanish policy and Conditions always prevail in case of legal interpretation.
Are claims paid in dollars or pesos?
Claims are paid in pesos, but may be paid to a U.S. or Mexican bank account.
What information do I need to get a homeowners insurance quote?

We'll need to know the following for an accurate quote:

  • Postal code
  • Approximate size
  • Your home's structure value (replacement cost)
  • Your belongings value
  • If any part of your home's structure is made of wood or light construction
  • How many stories the home has
  • If your home is close to the ocean, a lake or river and whether or not it is beachfront/oceanfront.
